Terms of Service

By creating an account or using Lummai, you agree to these Terms. If you are using Lummai for a company, client, household, or other organization, you are responsible for having authority to use the service for that purpose.

• You must provide accurate account information and keep your login credentials secure.
• You are responsible for activity under your account and for users you invite to your projects.
• You must be old enough to form a binding contract in your jurisdiction and at least 18 years old to use Lummai.

You keep ownership of the project data, files, photos, plans, financial documents, and other content you upload or enter into Lummai.

You grant Lummai the permission needed to host, process, store, display, sign, transmit, and back up that content so we can provide the service.

• Only upload content you have the right to use and share.
• Do not upload information that you are not legally allowed to process in Lummai.
• You are responsible for checking project records, uploaded files, and collaborator access before relying on them.

Lummai uses AI to help extract or suggest renovation information from floor plans, financial documents, and project context. AI results can be incomplete, inaccurate, or outdated.

AI output is a draft for review. It does not become confirmed project data until a user reviews, edits if needed, and confirms it through the app workflow.

• You must independently review AI suggestions before using them.
• You are responsible for final project decisions, contractor instructions, budgets, schedules, and records.
• Do not use Lummai AI output as a substitute for professional construction, engineering, architectural, legal, tax, accounting, or financial advice.

Lummai helps organize project budgets, expenses, change orders, timelines, and documents. It does not guarantee that a budget, projected cost, milestone, room allocation, or ledger result is complete or suitable for a particular renovation.

• Financial summaries are project management tools, not audited financial statements.
• You are responsible for validating invoices, receipts, tax treatment, contractor claims, payment obligations, and regulatory requirements.
• You should consult qualified professionals before making construction, safety, legal, tax, or financial decisions.

Project owners can invite existing users and assign access levels. Viewers can read project information, including financial information, while editors can modify project data according to app permissions.

• Project owners are responsible for inviting the right people and removing access when it is no longer appropriate.
• Do not invite someone to a project unless they are allowed to see the project documents, financial information, media, and other records.
• Role-based UI controls are convenience safeguards. Server checks and database security rules remain the authorization boundary.

• Do not use Lummai for unlawful, harmful, deceptive, infringing, or abusive activity.
• Do not attempt to bypass authentication, row-level security, rate limits, file validation, or project permissions.
• Do not upload malware, exploit code, or content that violates another person's privacy, intellectual property, or contractual rights.
• Do not overload, scan, scrape, reverse engineer, or interfere with the service except where allowed by law.

Lummai relies on third-party service providers, including Supabase for authentication, database, and private storage, OpenAI for AI extraction and suggestion workflows, and configured email delivery for authentication messages.

Third-party services may process content and technical information on Lummai's behalf. Your use of Lummai is also subject to the availability and behavior of those services.

Lummai is currently offered as a beta product. The beta may be free, limited, interrupted, modified, or discontinued. Features, limits, and workflows may change as the product develops.

If paid plans, billing, or materially different commercial terms are introduced, Lummai will update these Terms or provide additional terms before charging users.

Lummai and its software, design, interface, workflows, branding, and documentation are owned by Lummai or its licensors. These Terms do not transfer any Lummai intellectual property rights to you.

Feedback you provide may be used to improve Lummai without restriction or compensation, unless a separate written agreement says otherwise.

We may suspend or terminate access if we believe you violated these Terms, created risk for other users or the service, or used Lummai in a way that may cause legal or security harm.

You may stop using Lummai at any time. Some records may remain as needed for backups, security, legal compliance, dispute resolution, or legitimate operational purposes.

Lummai is provided as is and as available. To the fullest extent allowed by law, Lummai disclaims warranties of accuracy, availability, fitness for a particular purpose, non-infringement, and uninterrupted or error-free operation.

To the fullest extent allowed by law, Lummai will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, project overruns, construction defects, contractor disputes, or decisions made using the service.

We may update these Terms as Lummai changes. If changes are material, we will update the date on this page and provide additional notice when appropriate. Continued use after an update means you accept the updated Terms.
